Short answer

A small Rock County lot under 10,000 square feet runs about $150 to $400 a push or $2,500 to $6,000 a season, and a mid-size lot of 10,000 to 30,000 square feet about $300 to $900 a push or $6,000 to $18,000, by one Rock County contractor's published 2026-27 guide. Paved area, sidewalk footage and how early you open set the price.

What a commercial contract covers

Plowing the lot and drive lanes, stacking snow where it will not block stalls or sight lines, clearing entrances, sidewalks and the accessible route from parking to the door, and salting the walking surfaces. Larger sites add loader work to move piles off the lot once they start eating parking stalls. The written scope should say how deep the snow gets before a push (the trigger), how early the lot has to be open, and whether sidewalks and salt are per event or included.

2026-27 ranges for Rock County

A Rock County snow contractor published its working ranges for the 2026-27 season in June 2026 (commercial snow removal cost in Rock County):

  • Small commercial, under 10,000 sq ft of paved area (single tenant): seasonal $2,500 to $6,000, per event $150 to $400.
  • Mid-size, 10,000 to 30,000 sq ft (multi-tenant strip or standalone restaurant): seasonal $6,000 to $18,000, per event $300 to $900.
  • Large, 30,000 to 100,000+ sq ft (grocery, big box, multi-building office): seasonal $18,000 to $60,000 and up.

The variables it names are square footage of plowable surface, linear feet of sidewalk and ADA path, the contract type (per event, seasonal or per inch) and the service level the property needs. The full residential and commercial table is on the cost page.

The rules that land on a business

  • Milton: business-zoned lots must have their sidewalks cleared by 10 a.m. every day, not 24 hours later like homes (Milton code 66-71).
  • Janesville: 12 hours after the snow stops for the public sidewalk, and ordinance 34-343 bans pushing lot snow across the street, which the city calls its most common violation (city winter reminders).
  • Janesville downtown: before a downtown snow removal, owners are asked to move snow off the terrace to the curb line, and the city clears downtown within 48 hours when accumulation warrants (city snow and ice control).

Apartments, HOAs and churches

Multi-family lots are the hardest timing problem: cars are parked in the stalls when the snow starts. In a Janesville winter weather emergency tenants cannot move to the street, so the lot gets cleared around them and revisited. Churches need the lot open before services; HOAs need the private roads done before the morning commute. Say which applies when you ask for a price.
